Remodeling in an occupied building is the harder version.
New-construction commercial is straightforward: empty building, full access, code-minimum spec, GC schedule. Commercial remodels in occupied buildings are harder — tenants are running businesses, customers are in the space during the day, and you can’t kill power to the floor during business hours. Most of our commercial remodel work happens after-hours.
Common scope: tenant build-outs in occupied office buildings (electrical for a new tenant fit-up while neighboring tenants stay operational), retail remodels (new POS circuits, lighting upgrades, signage power), restaurant electrical (kitchen equipment dedicated circuits, walk-in cooler/freezer power, hood control wiring, dining-room lighting), medical office (exam-room dedicated circuits, IT-rack power, ADA-compliant fixture placement), and office reconfigurations (moving cubicle power, adding conference-room AV, upgrading lighting from fluorescent to LED).
For restaurant work specifically, we coordinate kitchen-equipment dedicated circuits with the equipment vendor’s spec sheets (every commercial kitchen appliance has a specific amperage and voltage requirement), hood control wiring with the hood installer, and the front-of-house lighting with the designer. Equipment-grounding is critical — commercial kitchens have wet floors and high-current loads, and proper grounding is what keeps people safe.
Most of our commercial remodel work runs nights and weekends. We bring our own lighting, our own portable power if utility is down for a long stretch, and we leave the space clean enough that the tenant doesn’t lose business the next day.

Tenant build-outs
Electrical scope from demolition through trim. Dedicated office circuits, IT rack power, conference-room AV, kitchen and break-room circuits. Coordinated with the GC and the landlord.
Retail remodels
New POS dedicated circuits, lighting upgrades (typically fluorescent-to-LED with new dimmer controls), signage power, exterior lighting, security wiring coordination.
Restaurant electrical
Kitchen equipment dedicated circuits matched to vendor spec sheets, hood control wiring, walk-in cooler/freezer power, dining-room lighting and dimmer integration, POS and order-screen circuits.
Medical office
Exam-room dedicated circuits, IT-rack power, ADA-compliant fixture placement, after-hours dosing-room and exam-light circuits, security and access-control wiring.
After-hours occupied work
Night and weekend work in occupied buildings. Portable lighting, portable power, mid-shift cleanup, and end-of-shift safe-state documentation so the tenant opens normally the next day.
Lighting retrofit
Fluorescent-to-LED on existing fixtures (driver swap or full re-lamp), troffer retrofit, exterior LED upgrade. Often pays back in 18-36 months on energy savings alone.
