The economics finally work.

Customer-parking EV chargers were marketing line-items five years ago. Now they’re traffic drivers — for hotels, restaurants with longer dwell times, retail anchors, and any business near a highway corridor. Fleet operators are converting because the math works on the kilowatt cost vs gas. Federal tax credits, utility rebates, and the falling cost of hardware have moved commercial EV from “speculative” to “we should just do this.”

Common commercial scope: customer-parking installs (2-12 ports at a hotel, restaurant, or retail center, networked to a billing platform), fleet vehicle charging (depot-style installs for delivery, service, or municipal fleets), workplace charging (employee benefit installs at office parks and corporate campuses), and multi-tenant residential (HOA or apartment-complex installs serving multiple residents).

Load management is the dividing line between low-cost and high-cost installs. A 12-port parking lot with all 12 charging simultaneously at 50A each is a 600A load. Most commercial services aren’t sized for that, and a service upgrade adds $30,000+ to the project. Load management systems (ChargePoint Power Sharing, EVgo Smart Charging, BTC Power’s Dynamic Load Balancing) limit total simultaneous draw so the install fits the existing service.

For utility rebates, TVA EnergyRight has commercial EV charging rebates, and many TVA-LPC distributors (KUB, Sevier County Electric Co-op, etc.) have additional local programs. We file the paperwork as part of the install.

Depot-style installs for delivery, service, or municipal fleets. Load management to fit existing service, scheduled charging for off-peak utility rates, fleet-management software integration.

Networked + billing integration

ChargePoint, EVgo, BTC Power, EvoCharge, ABB networked installs. Customer billing, RFID access, mobile app charging, energy usage reporting, and tax-credit / rebate documentation.

Load management for existing service

Avoid expensive service upgrades by limiting total simultaneous draw with load management. ChargePoint Power Sharing, dynamic load balancing, scheduled charging. Often saves $30,000+ vs service upgrade.

Workplace + multi-tenant residential

Commercial EV charging infrastructure in East Tennessee

Do I need a service upgrade for multi-port commercial EV charging?
Often no, if you use load management. A 6-port installation with 50A chargers can fit on most existing 400A commercial services with load management limiting total simultaneous draw. Load management hardware ($3,000-$8,000) is usually far cheaper than a service upgrade ($30,000+).
What networked charging platforms do you install?
ChargePoint, EVgo, BTC Power, EvoCharge, ABB — the major networked platforms. We also do standalone (non-networked) when that’s the cleaner fit for a fleet depot or workplace install. Choice depends on whether you want customer billing, employee access control, or just simple charging.
Are there utility rebates for commercial EV charging?
Yes. TVA EnergyRight has commercial EV charging rebates, and most TVA-LPC distributors (KUB, Sevier County Electric Co-op, Loudon Utilities, etc.) have additional local programs. The federal Alternative Fuel Vehicle Refueling Property Credit (30C) provides up to 30 percent of project cost as a tax credit. We file the paperwork as part of the install.
How long does a commercial EV install take?
2-6 weeks typical for a multi-port install on existing service with load management. 8-16 weeks if a service upgrade or utility coordination is in scope. Fleet depots are usually phased so partial charging is available while the build-out continues.
What does commercial EV charging cost per port?
Per-port installed cost ranges $2,500 (basic Level 2, simple wiring, existing service capacity) to $7,500+ (networked, branded pedestal, complex wiring, load management). DC fast chargers are an order of magnitude more — $25,000-$80,000+ per port plus utility upgrades.
