Service Overview

Remodeling in an occupied building is the harder version.

New-construction commercial is straightforward: empty building, full access, code-minimum spec, GC schedule. Commercial remodels in occupied buildings are harder — tenants are running businesses, customers are in the space during the day, and you can’t kill power to the floor during business hours. Most of our commercial remodel work happens after-hours.

Common scope: tenant build-outs in occupied office buildings (electrical for a new tenant fit-up while neighboring tenants stay operational), retail remodels (new POS circuits, lighting upgrades, signage power), restaurant electrical (kitchen equipment dedicated circuits, walk-in cooler/freezer power, hood control wiring, dining-room lighting), medical office (exam-room dedicated circuits, IT-rack power, ADA-compliant fixture placement), and office reconfigurations (moving cubicle power, adding conference-room AV, upgrading lighting from fluorescent to LED).

For restaurant work specifically, we coordinate kitchen-equipment dedicated circuits with the equipment vendor’s spec sheets (every commercial kitchen appliance has a specific amperage and voltage requirement), hood control wiring with the hood installer, and the front-of-house lighting with the designer. Equipment-grounding is critical — commercial kitchens have wet floors and high-current loads, and proper grounding is what keeps people safe.

Most of our commercial remodel work runs nights and weekends. We bring our own lighting, our own portable power if utility is down for a long stretch, and we leave the space clean enough that the tenant doesn’t lose business the next day.

Commercial remodel electrical service in East Tennessee

We remodeled three tenant spaces in our shopping center while keeping six other tenants operational. Volt Pro ran all the night work, never tripped a neighboring tenant’s breaker, and finished on schedule. The building manager hires them on every remodel now.

Common Questions

Five things we get asked every week.

Can you work nights and weekends?
Yes. Most commercial remodel work in our region happens after-hours because the spaces are occupied during business hours. We routinely run night shifts and weekend shifts. We bring our own lighting, our own portable power when needed, and we leave the space ready for the tenant’s next business day.
How do you handle electrical work in an occupied tenant space?
We pre-walk the space with the tenant or property manager, identify what circuits we’re touching, schedule any necessary outages outside business hours, and document the safe state at end of shift. Tenants get advance notice for any work that affects their operations.
Do you do restaurant kitchen electrical?
Yes. Kitchen equipment dedicated circuits matched to vendor spec sheets, hood control wiring, walk-in cooler/freezer power, dishwasher circuits, ice machine power, beverage equipment. We coordinate with your equipment installer on timing so power is live when equipment arrives.
Can you handle the lighting retrofit on our commercial space?
Yes. Fluorescent-to-LED retrofit on existing fixtures (driver swap or full re-lamp), troffer retrofits, exterior LED upgrades. Most retrofits pay back in 18-36 months on energy savings. We can also work with TVA energy efficiency rebate programs where applicable.
What does commercial remodel electrical cost?
Quoted per project. Per-square-foot rough numbers for typical tenant build-outs are $8-$15/sqft for office, $12-$22/sqft for retail, $18-$30+/sqft for restaurant (kitchen-heavy). We itemize labor, materials, permit, and inspection separately so you see the breakdown.
