A hot tub is the most-requested amenity in Gatlinburg short-term rental listings. It’s also one of the most commonly misinstalled. Most portable hot tubs require a dedicated 50A 240V circuit. The GFCI disconnect must be located within sight of the hot tub and between 5 and 10 feet from the unit. The tub’s metal frame, heater, and pump housing must be bonded. Running an extension cord or plugging a 240V tub into a random circuit is a code violation and an insurance problem waiting to happen.

The hot tub is usually the first amenity a Gatlinburg owner adds and the one that shows up in the most listing photos, so the electrical behind it needs to hold up to hard, constant use. A rental hot tub gets run day and night by guests who do not baby it, which means the 240V circuit, the disconnect, and the bonding all take more cycling than a homeowner’s private tub ever would. Deck layout is where most cabin hot tub installs get interesting. A lot of Gatlinburg tubs sit on a raised deck cantilevered off a hillside, so the conduit run from the panel has to travel through or under finished space and the outdoor GFCI disconnect has to land somewhere within sight of the tub and inside the 5-to-10-foot code window without ending up right where a guest brushes against it. We settle that placement on the walkthrough. If the tub is going on a brand new deck, we coordinate with the deck builder so the conduit is run before the decking closes it in, which saves cutting into finished boards later.

The other reason to have it done right is the paperwork behind the property. An unpermitted 240V hot tub circuit voids the tub manufacturer’s warranty and gives a homeowners insurer an easy reason to deny a claim if anything ever goes wrong around the water. On a rental that a guest is soaking in every night, that is a risk no owner should carry to save a few dollars on a permit.
