Essential Load vs. Whole-Home Coverage

An essential load panel (sometimes called a critical load sub-panel) covers only selected circuits: the well pump, refrigerator, one HVAC zone, some lighting and outlets. It costs less than whole-home coverage because the transfer switch is smaller. Whole-home coverage with an appropriately sized generator runs every circuit in the main panel. Why Two Quotes for the Same House Differ by $3,000

Fuel Reality in Knox and Sevier County

Whether you run natural gas or propane is mostly decided by your address. Knoxville metro streets largely have natural gas service, and where the line is already at the house, it is the simpler and cheaper fuel to live with: no tank, no deliveries, no runtime ceiling. Head up into Sevier County and the mountain communities and natural gas thins out fast; most cabin properties run propane, and the generator becomes one more appliance on the tank.

For propane properties the decisions are tank size and ownership. A generator added to an existing leased tank needs the supplier looped in, both for the connection and because outage runtime now depends on tank level. Buying a tank adds $1,800 to $3,200 up front; leasing avoids that and most owners lease. Your First Outage With a Standby Unit

Here is what the night actually looks like. The grid drops, the house goes dark for about ten seconds, and the generator starts and picks up the load through the transfer switch. Lights come back without anyone touching anything. You will hear the engine outside at roughly conversation volume, and the house runs normally: HVAC, well pump, kitchen, internet if the provider’s side is up.

When utility power returns, the switch waits to confirm the grid is stable, transfers back, and the generator runs a brief cooldown before shutting off. Nothing for you to do at either end. The two habits worth keeping: glance at the status panel after any long run, and check the propane level after a multi-day event. If the unit ever transfers and then shuts down under load, that is a service call, and it is exactly the failure that annual maintenance and proper commissioning exist to prevent.
